Grants Pass ADU Regulations
ADU regulations are based on both Oregon law and the Grants Pass Development Code, which establish standards for ADU size, placement, and development. The information below is drawn directly from those regulations. If your property is in unincorporated Josephine County, different rules apply. See our Josephine County Resource Guide.
- Size requirements: Confused by conflicting accounts of local ADU size limits? Per Grants Pass Development Code Article 22, ADUs of up to 1,000 sq ft are allowed in city limits, not 900 sq ft as some sites suggest. However, outlying areas are capped by Josephine county at 900 sq ft. This includes Cave Junction, Merlin, Selma, Williams, Kerby, O'Brien, Takilma and Wonder. Exception: When converting a whole level of your primary residence to an separate dwelling unit, the 1,000 sq ft cap does not apply.
- Parking: Grants Pass does not require additional off-street parking.
- No density penalty: ADUs don’t count against your lot’s allowed dwelling cap.
- Second ADUs: Grants Pass allows up to two ADUs, provided the lot can accommodate both within the required setbacks and lot coverage. On smaller lots, this often means one.
