Medford ADU Regulations
Medford ADU regulations are based on Oregon law along with Jackson County and the Medford Development Codes. Both Attached (ADU-A) and Detached (ADU-D) units are permitted. The information below is drawn directly from those regulations, but keep in mind that Medford building codes often vary significantly based on zones, type and application so talking to an expert is advisable. - Size Allowance: The City of Medford's ADU regulations can more complex than some neighboring areas. We've done our best to simplify it here. The maximum gross floor area (GFA) for any ADU in Medford is 900 sq ft. However, there are additional size limits which vary based on the type of unit:
- Detached Units or Home Additions: Your ADUs Gross Floor Area may not exceed 75% of the primary residence's GFA. This affects homes with a primary residence of less than 1200 sq ft. For example a home with 1000 Sq Ft GFA would only allow for a 750 Sq Ft ADU.
- If you're converting part of your primary residence to an ADU, then your ADUs gross floor area may not exceed 50% of the primary residence. In other words, at least half of your primary residence must remain primary.
- If you have questions about what counts toward a Primary or Additional unit's GFA, call us. We can tell you how the city will interpret your existing floor plan as well as potential builds.
- Parking: Medford does not require additional off-street parking for an accessory dwelling unit.
- Lot Coverage Exception: If you're on a smaller lot, you'll be glad to know that Medford allows up to 10% additional lot coverage when that extra area is used specifically for an ADU. This is a fairly uncommon allowance and a primary benefit of building an ADU in the city of Medford.
- Townhomes and Duplexes: Medford allows one accessory dwelling unit for each qualifying primary dwelling. That includes detached single-family homes, manufactured homes on individual lots, and attached single-family dwellings divided by a lot line, including townhouses and duplexes. If you own one side of a duplex or an individual townhouse, you may be eligible to build your own ADU.
- Permit-Ready Plans: Medford has a number of permit-ready plans available. But they come with a significant downside. Those participating in the Permit-Ready program must agree not to use the unit as a short term rental (AirBNB, VRBO, etc...) for 10 years. Even if you're not currently intending to use your ADU for short-term rental, this decision can prevent passive income opportunities for an entire decade. The restriction passes to any eventual buyers as well, which may impact resale value or speed. Finally, even small alterations may need city approval and permits. You can read more here:
